Roof Leak Repair
Water rarely comes in where the stain shows up. We trace the leak back to where it really starts, whether that's flashing, a vent, a valley or a chimney, and repair that.

A leak is the roof telling you something has failed, and the longer water gets in, the more it damages decking, insulation and ceilings. The goal is to find the real entry point and fix that, not to patch over the stain.
Most leaks we find start at a transition: where the roof meets a chimney, a wall, a vent pipe or another roof plane. Flashing and rubber seals at those spots work hard and wear out before the shingles do.
When we repair a leak we:
- Trace the water from where it shows inside back to where it enters
- Replace failed flashing, pipe boots or vent covers rather than smearing on sealant
- Replace any shingles and decking that were damaged by the water
- Check the surrounding roof so you know if anything else needs attention

Where roof leaks usually start
Around the chimney
Step flashing and counter flashing where the chimney meets the roof are one of the most common leak points.
Pipe boots and vents
The rubber collar around plumbing vents cracks with age and lets water run down the pipe.
Valleys
Where two roof planes meet, water concentrates. Worn or poorly installed valleys leak.
Wind-damaged shingles
Shingles that have lifted or blown off expose the underlayment and nail holes underneath.

How we track down a leak

Start inside
We look at where the water is showing up (ceiling, wall or attic) to narrow down where it could be coming from.
- 02
Inspect the roof above
We check flashing, vents, valleys, shingles and any roof penetrations upslope of the leak.
- 03
Repair the source
The failed flashing, boot, shingles or decking are replaced and sealed so water is shed properly again.
- 04
Tell you what to watch
We explain what we fixed and anything else we noticed on the roof that may need attention later.

Why does the stain show up far from the actual leak?
Water can travel along rafters, decking and insulation before it drips through, so the stain is often several feet from the real entry point. That's why we inspect the roof above, not just the spot below.
Is a leak always a roof problem?
Not always. Chimneys, skylights, siding and gutters can also let water in. If the source isn't the roof, we'll tell you. If it's the chimney, we handle that too.
My roof is leaking right now. What should I do?
Move belongings away from the drip, catch the water and stay off a wet roof. Then call us and we'll talk through securing the roof and scheduling the repair.
