Roof Replacement
When a roof has reached the end of its life, we take it down to the deck, fix the wood underneath, and install a complete new roof system. Underlayment, flashing, vents and shingles.

A roof replacement is one of the bigger projects you’ll do on your home, and most of what makes it last is hidden once the shingles are on: the condition of the decking, the underlayment, and the flashing at every wall, valley, chimney and vent.
That’s why we start with a full tear-off. With the old roof off, we can see the wood underneath and replace anything that’s soft or damaged instead of covering it up. Then we build the new roof from the deck up:
- New underlayment across the entire roof
- Leak barrier at eaves, valleys and around penetrations
- New drip edge, step flashing and counter flashing where needed
- New pipe boots and vents
- Architectural shingles from GAF, CertainTeed or Owens Corning
- New ridge cap

Curling or brittle shingles
Shingles that curl, crack or shed granules are wearing out across the whole roof, not just in one spot.
Leaks in more than one place
When repairs keep popping up in different areas, the roof as a whole is usually failing.
Sagging or soft decking
Spongy areas or a dipping roof line can mean the plywood underneath has been damp for a long time.
An older roof
Asphalt roofs wear out with age. If yours is old and showing several of these signs, replacement is worth pricing.
How we work
How a roof replacement works

Inspect and measure
We inspect the roof, the decking where we can see it, and every flashing detail, then give you a free estimate.
- 02
Protect the property
Tarps go over landscaping, patios and pools, and debris is collected as the old roof comes off.
- 03
Tear off to the deck
The old shingles and underlayment are removed so we can see the wood. Rotted or damaged decking is replaced.
- 04
Dry in the roof
New underlayment goes down over the whole deck, with leak barrier at the eaves, valleys and around penetrations.
- 05
Flashing, vents and shingles
New drip edge and flashing, vents and ridge work, then the new shingles from the brand and color you chose.
- 06
Clean up
We clean up the job site and pick up nails before we leave.

Do you tear off the old roof or roof over it?
We take the old roofing off down to the deck. That's the only way to see and replace damaged wood, and it lets the new roof be installed the way it's meant to be.
Which shingles do you install?
We install shingles from GAF, CertainTeed and Owens Corning, and we'll walk you through styles and colors when we give your estimate.
What happens if you find rotted wood?
Damaged decking is replaced before the new roof goes on. We'll explain how we handle any extra decking on your estimate so there are no surprises.
How long does a replacement take?
It depends on the size and pitch of the roof, the amount of decking work and the weather. We'll give you a realistic schedule with your estimate.
